The owner of this property had rented it for many years and it had recently become vacant.
Requiring substantial work before it could be let again, they decided to sell the house instead and use the money for better things.
The property was marketed with local and National estate agents in late 2022 and early 2023. The market was past its peak and a number of standard homeowners and investors who agreed to buy it pulled out due to issues with the property and the difficulty in obtaining a mortgage due to market conditions.

Mrs L, the owner of the house happened to pass our offices in Goring Road, Worthing and popped in to see if we might be interest in making an offer.

We visited the property and quickly established the reason why Mrs L had struggled to sell – damp.
The ground floor had numerous dampness issues, unusual in a 1970’s built property. It also required refurbishment and a garden makeover.

On the 9th of February 2023 we agreed to purchase the house and solicitors were instructed.

The sale completed on the 28th February 2023 – that’s just 12 working days from beginning to end.
Mrs L, the seller was delighted to have had a quick completion. We even covered the cost of her solicitor. The solicitor passed the money to Mrs L and the keys were handed over.
Before we could begin the refurbishment, we needed to sort out the dampness.
Part of the issue was caused by blocked guttering that was allowing rain to enter the house.
To avoid issues with condensation when someone moved in, we installed a state-of-the-art extraction system.
But the main issue was dampness coming through brickwork and in to the lounge.

We solved this by asking our friends at Cavitech to apply StormDry Crème which acts as a barrier to rainwater penetration.
We renovated the kitchen and bathroom, redecorated throughout and replaced all carpets. The wiring and gas supply was tested and it was ready to be lived in once again.
We let the property to a Worthing family who have made it their home for over a year now.
